Conventional: Purchase a home with a Fannie Mae or Freddie Mac loan up to $417,000 with no money down. Refinance your home up to 100% of the value of your home. Jumbo loans up to $2,000,000 with 10% minimum down payment. We offer Low fixed Rates and a wide range or ARM and Balloon Products, including interest only loans.

100% Financing: Purchase a home with NO MONEY DOWN. This program offers tax benefits, with no mortgage insurance options, and your money continues to work for you.

Option Arms: Loan programs with start rates as low as 1%. With this loan program you decide your house payment. (Call today for details)

Second Mortgages: Allow you to keep that low interest rate first mortgage while taking cash out to consolidate debts, make home improvements or invest it.

First time Homebuyers: Special Financing available for First time Homebuyers with as little as 0% down. Gift funds are acceptable for source of down payment, prepaids, and closing costs.

No Closing Cost Loans: Purchase or refinance your home and pay no closing costs. Save money and keep your future options open. If rates go down you can refinance again to a lower rate. (some restrictions apply)

Construction to Permanent Loans: Build your dream home with a single loan for the construction, that converts to the permanent financing. Only one set of papers to sign, and only one set of closing costs. with as little as 5% down.

Renovation Loan: Renovate your primary residence or your investment property or new home purchase based on the cost/value of proposed improvements. (loan to values and loan limits vary based on specifics)

Permanent Resident Aliens: Loans available with as little as 5% with proper Identification. (W8 or W9, evidence of Permanent Residency from the INS, etc.)

Second Home Financing: Purchase a Second Home using the same interest rates available for primary home. (down payment requirements may vary)

Investment Property Financing: Purchase or Refinance investment properties of 1-4 units. Borrower may own up to 20 rental properties.

No Documentation of Income or Assets: Self employed and salaried clients who choose not to verify sufficient income or assets can qualify for loans with a minimal down payment.

No Mortgage Insurance or Reduced Mortgage Insurance: Special programs with combination 1st and 2nd mortgages allow for combined loan to values (CLTV) up to 100% with no or reduced mortgage insurance. All interest from both loans is tax deductible.

Rate & Term Refinance: Refinances of interest rate and loan term are available up to 100% combined loan to value (CLTV).

Cash Out Refinances/Consolidation Loans: Consolidate 1st and 2nd mortgages, receive cash out for debt consolidation, home improvements, etc. Loans are available up to 100% of the value of the home.

Piggyback 2nd Mortgage: Avoid PMI by using combination 1st & 2nd financing up to 100% of the value of the home.

Home Equity Lines: Equity lines available for up to a combined loan to value equaling 100% of the appraised value of the home.

2-4 Unit Properties: Owner Occupied properties with as little as 5% down, Investment properties with as little as 10% down.

Stated income loans: Available for W-2 employees and Self-employed borrowers. Great rates!!!

Non-Escrow Loans: Loans are available without an escrow account with as little as 20% down. Some fees apply.

Loan Amounts to $4,000,000: Call for rates applying to mortgages over $650,000.

Non-Permanent Resident Aliens / Foreign National: Primary Residence loans available with as little as 20% down with Visa allowing for one year of residency in the US. Second home and Investment home loans are also available
